Repair and detach leather club

hello I want to buy this stained and torn chair - I have browsed your site and it seems to me that I can repair it with the Leather repair paste for club armchair

can you confirm it? I put the pictures of the tears - on the other hand it is stained (the seller can't tell me what the stain is from) I suppose it's a liquid (alcohol or wine), in your opinion with what I can clean it? thank you for your answers - Virginia
